Lamel Beeches Care home, York

Project Brief

Replacement of four existing boilers and two existing water heaters including a new flue system and modification to the existing controls. Replacement heating pumps and installation of a new dosing pot.

Lamel Beeches is a registered care home for the elderly with 33x single occupancy, 4x double occupancy rooms with en-suites and communal facilities, all with heating and hot water fed from the Plant Room.

Project Description

The project started in October 2018 with the instruction that there could be no downtime to the heating and hot water throughout. In order to achieve this, a temporary oil fired boiler was installed externally to maintain heating to the building and the water heaters were replaced one at a time to maintain hot water. The project was phased to include co-ordination with the clients asbestos contractor removing asbestos pipe gaskets.

The existing boilers, first water heater, flue system and redundant pipe work and electrical/controls services were stripped out and removed from site in the same day to avoid storing any waste on site. Two new Remeha Quinta Pro 115kw high efficiency boilers and two Andrews Ecoflo high efficiency water heaters were installed within the Plant Room with steel and copper pipework used to connect back to the existing distribution service pipework. Once installed and commissioned the remaining old water heater was de-commissioned and removed with the second new water heater then installed and commissioned.

New electrical supplies were installed to all new plant with alterations made to the existing control panel, with all plant commissioned and services re-instated by the requested completion date with no downtime to heating or hot water in the Care Home.
